Although it is prudent to have a maintenance schedule for all pumps servicing a commercial building, it is especially important for Sewage and Stormwater pumps which are likely to be on the compliance schedule for your Building Warrant of Fitness.

All Pumps Ltd is able to provide a tailored maintenance quotation which includes issuing a Form 12a for your BWOF, by one of our qualified IQPs.

Generally, the maintenance schedule that we would suggest a monthly, 6 monthly and Annual Inspections to ensure continued effective operation.

Monthly

i)                    Check manual operation of pumps by hand operation of float switches and record correct operation

ii)                   Check operation of high level alarm

iii)                 Check for excessive noise and excessive vibration

iv)                 Check condition of the electrical wiring

 

6 Monthly

i)                    As above, plus;

ii)                   Raise/lift the pumps to check impellors and wear rings, mechanical seals

iii)                 Check fixings, guide rails and lifting chains

iv)                 Operate all valves to ensure they are not binding

 

Annually

As above, however the inspection is carried out by one of our Independently Qualified Persons (IQP) and your Form 12a certificates are completed and submitted.
